Design & Engineering

Designing and planning is the first step to give a project a new life and a fresh purpose. It's more than just restoring a neglected structure—it's about creating a comfortable, modern space worthy of the Historic Register. This all begins with the architectural planning stage.

Historic Register Qualification & Consulting

We work closely with the State Historic Preservation Offices (SHPO) and the National Park Service (NPS) to develop plans, means and methods that will meet tough Secretary of the Interior's Standards for Rehabilitation. Our depth of experience comes into play from the initial meetings with SHPO and NPS. The usual obstacles become our opportunities.

Financing

There are no shortages of developers, architects, and construction contractors qualified to execute a project. But few come with the ability to finance the entire process. The Chesler Group is well-capitalized and fully capable of self-financing all or part of the development process and integrating seamlessly with your means and resources.

Restoration Construction

With over 20 years experience in the restoration business, we understand the unique challenges facing historic buildings. We do it right from the beginning and we have the vision to see the full potential of the building while conforming to the Federal Standards for Rehabilitation. Our projects include: multi-story institutional and residential buildings, historic schools, historic mansion to office conversions, warehouse to office conversions, and unique and specialized residential dwellings.

Historic Tax Credit Capitalization

Once the ongoing refinement and expert restoration construction is complete and the proper paperwork submitted, it's time to reap the rewards by monetizing your Historic Tax Credits. Among experts in this field, The Chesler Group stands alone as a complete resource from start to finish.

Leasing

Our business emphasis is taking a project from conception through final occupancy. This includes developing both strategic plans and tactical execution in a practical and functional approach that recognizes clients' needs, community concerns and budget constraints. Should ownership not be in your plans, we can do a lease with an option to purchase, long term lease or other leasing arrangements on select properties.

Property Management

For those not interested in the responsibilities of ownership, we offer complete Property Management Services. At The Chesler Group, our team delivers the full range of skills: preventive maintenance, customer specific tenant build-outs, capital projects, rent collection, bill-paying, and all accounting and backroom operations.
